Bridlewood West Community Review of Proposed Apartment Project 9/2023 11
•Because of our unique location, our community requests assurances from both Pima
County and Town of Marana that all research studies and surveys are current before
any groundbreaking can commence.
•Some of these include:
•Soil quality study (resulting from historic dumping in the area)
•Water study regarding water control especially where the Santa Cruz River flooded in 1983.
The dog leg tributary flow still exists.
•Wildlife impact studies
•Realtor surveys/appraisals guaranteeing our family homes will maintain property values.
•Homeowner's and auto insurance won't increase due to close proximity of apartments.
•Garbage control- dumpsters enclosed, no nighttime commercial dumping/emptying.
•Location and amount of fill dirt to level for building -Define “2 or more feet from ground
level” as mentioned in proposal.

As a 50-year-old community, the residents of Bridlewood West, et. al., request certain concessions from the
developers, Pima County, and Town of Marana...
•If the apartments are approved:
•Two stories --> fewer units
•Traffic control:
•Left turn lane into our subdivision.
•Right turn lane from both Ina and Silverbell
•Two lane expansion of Ina from Silverbell to Wade with middle suicide lane (this would alleviate the need for left turn lane above).
•Lighting control:
•Limited lighting - full cut off lighting (no light shining up the hill to our subdivision)
•Landscaping Plans:
•Large trees - mature plantings to minimize multi-year wait for screening.
•Enhanced plants and screening
•Natural, low water, indigenous landscaping
•Town of Marana - apartments follow ordinance standards of natural color palette exterior. (See Amazon atrocity)
