Initial Tangerine
TI Improvements
• Construction of westbound left -turn lane within the ADOT
right of way of the westbound off ramp
• Restriping the existing pavement for Tangerine Road to
provide for a total of five lanes through the TI (3
westbound, 2 eastbound)
• Restriping and modifications to the median on the west
leg of the intersection
DA Amendment
• Initial TI Improvements will be combined with the Town's
Tangerine TI/Tangerine Road Phase 2A project and
completed by the Town
• Town determines final design
• Developer contributes additional $500,000 to the project
• Pursuant to original DA, Developer already required to provide
$2.6M toward the project - will now be $3.1 M
• Developer has already paid the Town $600,000, will pay the
remaining $2.5M within 30 days of DA amendment
Staff Recommendation
Staff recommends approval of the Crossroads at Gladden Development
