HomeMy WebLinkAboutResolution 82-002 Significant land use change at Sandario and Grier roadsRESOLUTION NO. $2-002 In accordance with the provisions of the Zoning Ordinance of the Town of N~rana, after appropriate notice and proper hearing before the Town Council~ the Council approves the significant land use change requested for the parcel of approximately twenty (20) acres located on the west side of Sandario Road approximately 695 feet south of Grief Road and extending approximately 660 feet south and approximately l, 287 feed to the west, also described as the South ~ of the Northeast ~ of the Northeast ~ of Section 28, T. 11 S., R 11 E, G & $R B & M, Pima County, Arizona, to allow development of a mobile home park with an average density of 7.6 housing units per acre, subject to the following- conditions: (1) .~p_ecific plans for the mobile home park shall be subject to the approval of the Town ED~ineer and the Town Council, in accordance with the Town's Subdivision Regulations and Large-Scale Project provisions of the Development Code as may be in force when said plaus shall be submitted for approval prior to obtaining required building permits; (2) _The proposed mobile home park shall be bordered on the North, West, and South with a fence Or wall at least six (6) feet high, said fence Or wall to be constructed or landscaped so that it will obstruct the view of the mobile home park from outside of the park; (3) All driveways in the park shall be paved; (4) Potential residents of the park shall be warned before renting that periodic aerial spraying of adjacent agricultural lands may occur and that on $ccasion the harvesting of crops on and the preparation of adjacent agricultural land may require 24-hour operations that may produce some dust. noise, and light during the nighttime hours; (5) Potentiel residents of the park shall be warned before renting that occasional religious ceremonies and festivals at the nearby Yoem Pueblo of the ~arana Yaqui Community may produce some noise and light during the nighttime hours that may be heard and seen, respectively, in the mobile home park; (6) All mobile home installations in the park shall be in accordance with the Town Building Code and other such ordinances as may be appropriate; (?) Residence in the park shall be restricted to adults over a specified age in accordance with practice in comparable adult and retirement, communities and as may be permitted by Arizona and ot~er appropriate law; and (8) The mobile .home park shall include an appropriate facility for the washing a~.d dryi~ of tenant laundry and shall also include an appropriate recreational faeility for tenant use. This approval for significant land use change shall expire on ~arch 26, 1983, and be of no effect after that dete unless appropriate building permits are secured and actual construction begun before that date.
