A RF_3OLUTION OF ~ MAYOR AND COUNCIL OF ~ TOWN OF MARANA,
ARIZONA, APPROVING TI-IE FINAL PLAT FOR PARCEL 51 IN THE CONTINENTAL
RANCH SPECIFIC PLAN.
WHEREAS, the Town of Mararia has previously approved the Specific Plan for the area
known as Continental Ranch, located within the corporate boundaries of the Town of Marana,
Arizona; and
WHEREAS, Richmond American Homes is the owner of approximately 90.44 acres of
land located at Parcel 51 in the Continental Ranch Specific Plan; and
WHEREAS, the Prelimin~ Plat for this development has previously been approved by
this Council and the developer has applied to the Town of Mararia for approval of the Final Plat
of said Parcel, containing 148 lots; and
WHEREAS, the Final Plat was presented to the Mararia Planning Commission on
February 22, 1995 and the Planning Commission recommended conditional approval of the Final
Plat; and
WHEREAS, the Marana Town Council heard from the representative of the owner, staff,
and members of the public at the Regular Town Council Meeting held March 7, 1995 and has
determined that the Final Plat for Continental Ranch Parcel 51 should be approved.
BE IT RESOLVED by the Mayor and Council of the Town of Marana, Arizona that the Final
Plat for Continental Ranch Parcel 51 is approved, upon the following conditions:
1. A native plant permit must be obtained prior to issuance of a grading permit.
An executed copy of the financial Assurance Agreement must be submitted to the
Planning Director prior to recordation of the Final Plat.
A copy of the agreement between the Town, the Tucson Water Department and the
Developer must be submitted to the Planning Director.
4. The buildings on lots 71-81 shall be restricted to one story in height.
Any development shall comply with the Marana Native Plant Ordinance and other
Mararia Ordinances.

PASSED AND ADOPTED by the Mayor and Council of the Town of Marana, Arizona,
this 21st day of March, 1995.
