HomeMy WebLinkAboutResolution 2002-018 final plat for countryside ridgeMARANA RESOLUTION NO. 2002-18 A RESOLUTION OF THE MAYOR AND COUNCIL OF THE TOWN OF MARANA, ARIZONA, APPROVING THE FINAL PLAT FOR COUNTRYSIDE RIDGE, SUBMITTED BY U.S. HOMES, CORPORATION, FOR A 93-LOT SINGLE FAMILY DETACHED HOME SUBDIVISION ON 22.07 ACRES LOCATED ON BLOCKS 5 & 6 OF COUNTRYSIDE VISTA, IN A PORTION OF SECTION 24, TOWNSHIP 12 SOUTH, RANGE 12 EAST AT THE SOUTHEAST CORNER OF LIN]DA VISTA BOULEVARD AND HARTMAN LANE. WHEREAS, this site was annexed in August 1997, by Ordinance No. 97.25, being a portion of Countryside Vistas, known as Countryside Vistas//5 and #6; and WHEREAS, this property was rezoned by Ordinance No. 99.17, July 6, 1999; and WHEREAS, the Preliminary Plat was heard by Town Council October 16, 2002, and was approved by Resolution Number 2002-130; and WHEREAS, the Final Plat was heard by Marana Planning and Zoning Commission January 30, 2002 and a recommendation for approval was forwarded to Town Council; and WHEREAS, this site is located in suitable habitat for the Cactus Ferruginous Pygmy Owl and the previous owner consulted with U.S. Fish and Wildlife and made agreement to mitigate this land with other lands confirmed in a letter from U.S.F.W. dated July 29, 2000. Included in the recommendations of the Biological Assessment is the set-aside of 2.4 acres of xeroriparian natural open space next to the wash. On the maps that area is identified as "R- 144", and is also the passive recreational area; and WHEREAS, the Owner/Developer has provided 4.06 acres of developed active and passive recreational space within the subdivision, including improved trails, low-voltage lighting, recreational equipment, and a half basketball court; and WHEREAS, the Marana Town Council has considered this application at the regular Town Council meeting, March 5, 2002, and has determined that the Final Plat for Countryside Ridge should be approved. NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of th? Town of Marana. Arizona, that the Final Plat, submitted by U.S. Homes, Corporation, for a 93-1ot single family detached home subdivision on 22.07 acres located on Blocks 5 & 6 of Countryside Vista, in a portion of Section 24, Township 12 South, Range 12 East at the sou~theast comer of Linda Vista Boulevard and Hartman Lane is hereby approved.
