A RESOLUTION OF THE MAYOR AND COUNCIL OF THE TOWN OF MARANA, ,
ARIZONA, APPROVING A pRELIMINARY PLAT ON 18.1 ACRES,-LOCATED WITH1N
THE CONTINENTAL RANCH SPECIFIC PLAN AREA, CONSISTING OF A 66-LOT
SINGLE-FAMILY DETACHED HOME SUBDIVISION, WlTI-I~ A PORTION OF SECTION
17, TOWNSHIP 12 SOUTH, RANGE 12 EAST, ON THE NORTH AND SOUTH SIDES OF
COACFILINE BOULEVARD JUST EAST OF THE NORTHERN INTERSECTION WITH
SILVERBELL ROAD.
WHEREAS, the Town of Marana approved and adopted the specific plan for the area
known as Continental Ranch on April 5, 1988 (Ordinance 88.09), located within the corporate
boundaries of the Town of Marana, Arizona; and
WHEREAS, Pulte Home Corporation, is the owner of approximately 18.1 acres within
Parcels 47 and 69 of the Continental Ranch Specific Plan, generally located in a portion of Section
17, Township 12 South, Range 12 East, and has authorized MMLA, Inc., to apply to the Town of
Marana for approval of a preliminary plat for 66 single-family detached home lots on 18.1 acres,
including lots 1 through 66 and common areas "A" and "B", and more particularly described in
Exhibit A, attached hereto and incorporated herein by this reference (Exhibit "A"); and
WHEREAS, the Marana Planning and Zoning Commission heard from the
representative(s) of the owner, staff, and members of thai public at the regular Planning and
Zoning Commission meeting held February 27, 2002, and unanimously voted to recommend
approval of the Sonoran Vista Preliminary Plat to the TownCouncil; and
WHEREAS, the Marana Town Council has heard from'the representative(s) of the owner,
staff, and members of the public at the regular Town Council meeting held April 2,2002, and has
determined that the Preliminary Plat for Sonoran Vista, should be approved.
NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of
Marana, Arizona, that the Preliminary Plat for Sonoran Vista, submitted by MMLA, Inc., for a
66-1ot subdivision located within the boundary of the Continental Ranch Specific Plan, on the
north and south sides of Coachiine Boulevard just east of the northern intersection with Silverbell
Road, in a portion of Section 17, Township 12 South, Range 12 East, is hereby approved with the
following condition:
1. The site having all weather vehicular access prior to the model homes or sales trailers
being open to the public.
